Once a renter has been with me awhile and they have proved to be trusty, I can relinquish the late penaltiy a few times a year. If you permit the renters to dictate when the hire or late penaltiy will be paid, you give them power over your property and life. This will lead directly to 2:00am telephone calls to mend their leaky toilet or renters finish up owing you three months of past due hire.

You should generally be polite and patient, but you have to be firm and consistent or else you will go broke in this business.
